A challenging site always sets the scene for innovative design, and the site recently approved under NPPF #HO11 (formerly Paragraph 84) had a gamut of challenges. It’s in the High Weald National Landscape; adjacent to a Scheduled Monument; in the setting of a cottage that was listed during the design process; adjacent to Ancient Woodland and Category A trees; as well as being open to views from a nearby footpath.
The proposals strengthen the character of the High Weald and takes cues from the historic iron ore workings. The position of the dwelling has been informed by best views in and out, framed by retained and proposed trees. The Design Review Panel encouraged and endorsed the proposals. Wealden planning team were actively engaged. Historic England were pragmatic and supportive of the design. BNG is exceeded. The creation of a buffer will enhance the Ancient Woodland.
